    Credit
    No open bankruptcies. Negative credit/collections reviewed; may require higher deposit if accepted.

    Rental History
    Positive prior landlord references required. No evictions or repeated violations. 3rd party verifiable. Applicant may not be actively breaking a current lease unless permitted by law.
    Criminal History
    Background check on all adults 18+. Applications may be denied for any criminal history, with particular focus on: violent/physical crimes, theft/burglary/robbery, fraud/forgery, weapons-related crimes, and drug-related crimes. Registered sex offenders not accepted. Convictions reviewed individually (nature, recency, relevance to tenancy).

    Applications are reviewed on the applicant household's own income and qualifications.
    False Information
    False information on the application, including use of aliases, results in automatic denial.

    Illegal Activity
    Unlawful activities, including underage drinking or illegal drug activity, result in immediate eviction.
